How to Navigate an Inspection Objection

Chances are pretty good that if you already have your home under contract and have gotten all the way to the inspection phase of the sale, you are ready to have this moving fiasco over and done with! That being said, it is very important to take time to talk through the objections the Buyer has presented to you with your agent. You’ll want to look at the big picture when making agreements on inspection items.
The inspection process can make or break your sale, so it is important to take it seriously. Your response to a list of repair requests will vary greatly depending on the design of your agreement with the Buyers.
For example, if you took an offer that was far below your asking price or you offered some kind of concessions to the Buyer, you may want to decline to take on more expense. You have essentially already offered them money to do those repairs themselves! However, if there is something that is an issue that was not obvious at the time the offer was made, and it will impact the value of the home, it makes sense to do what you can to remedy it.
Do you have pets in the home? Carpet cleaning is a very reasonable request. Are the repairs “nit-picky”? Perhaps the buyer can assume some of those as it’s a normal part of home ownership.
As a Seller, you are under no obligation to update the home for the sake of a Buyer. But if the Fridge is on the fritz, your agent will probably recommend that you repair, replace, or credit the Buyer for one that works, especially if the home advertised included a working fridge. The price that was agreed upon is based on the property as advertised.

It’s also important to understand the position and/ or disposition of the Buyers. If there is something critical that needs to be fixed in order to make the home livable, and they are low on cash funds, it is in your best interest to go ahead and bite the bullet.
Crashing the deal over an inspection item WILL cost money and time. Going back on the market means more days or weeks waiting for the next offer. The market may shift in that time, up or down. HOA, Taxes and Utilities will need to be paid during that time. If you are occupying the property, this will mean more visitors coming to look at your home. Possible delays to your own purchase or move will occur.
You will want to consider your position and not get too hung up over something relatively small. That being said, it is important to protect yourself and your interests. That is why your Realtor is there!
